Building recertification (40 / 50 year)
Recertification rules are set by county and local jurisdiction, and they differ across Florida. Miami-Dade (county code §8-11(f)) and Broward (its Building Safety Inspection Program) run the longest-standing programs, now beginning at 30 years of age (25 for coastal buildings), then every 10 years. Separately, Florida's statewide milestone inspection (FS 553.899) applies to qualifying multi-story condominium and cooperative buildings everywhere, including the Keys. When does a building need 40-year recertification?
It depends on the jurisdiction. Miami-Dade (§8-11(f)) and Broward now begin recertification at 30 years of age (25 for coastal buildings), then every 10 years, the program long known as 40-year recertification, shortened in 2022. Some other Florida municipalities, such as Boca Raton and Boynton Beach, have adopted their own recertification ordinances. Separately, the statewide milestone inspection (FS 553.899) applies to qualifying multi-story condo and co-op buildings, including in the Keys. Is recertification the same as a milestone inspection?
